John Delia believes that the stronger the dual-return a housing project generates, the more good it can accomplish. He knows housing projects have more benefits than just profits, like making a difference in the community and their community. His company, Housing Joint Venture, is a business model and platform to share this approach at a larger scale, to help more investors profit while creating a positive impact in the communities served.

At the age of 18, John got his real estate license and joined his father’s real estate business in Columbus, Ohio. He bought his first investment property at age 20, using lessons his father taught him about investing. He witnessed first hand as his father created vibrant neighborhoods and economies from forgotten pockets in the city.

John firmly believes the purchase of his first investment property was a turning point in his career. Despite the headaches, timeline upsets, and sheer difficulty that accompany renovating property in a working class neighborhood, he knew it would all be worth it. Even as he nervously handed keys over for the first time, the pure joy he saw on a mother and her young son’s face felt good. Not only because his dreams of becoming a property developer were coming true, but because at that moment he realized his dreams were about to get a lot bigger than himself.

In 2011, John left his father’s business and enrolled in the City & Regional Planning program at The Ohio State University Knowlton School of Architecture. He set out to truly learn the real estate development game. At Knowlton, John learned how American cities were created and what key influences shaped their life cycles–birth, growth, and often recession and depopulation. He also learned how the built environment and design choices can influence the direction of culture. He dove deep into municipal finance and investing, which play a pivotal role in real estate and cites.

This holistic and academic view enriched John’s perspectives on real estate. He wanted to use real estate as a tool for sustainable, societal change. In 2012, John joined his aunt and uncle on a trip to Haiti, the country of his heritage. The trip inspired him to use his real estate skills not just to enrich himself, but to create real and positive change in the world. In the years since, John has gone on to develop single and multi-family residential real estate projects in major midwestern markets. He currently manages a portfolio that houses residents from 4 continents, valued in excess of $1.5 million.
